“Creating Buildings for the Next Generation using Smart Modular Construction Technology” by Dr. Samudra Jayasekara, Research Director, Civil Engineering, Federation University of Australia.

 

A presentation on “Creating Buildings for the Next Generation using Smart Modular Construction Technology” was conducted by Dr. Samudra Jayasekara, lecturer in Civil Engineering at the Federation University of Australia, on 02nd February 2017 at NBRO auditorium. This was presented as a proactive approach on ‘Modular Housing’ for the escalating housing need in Sri Lanka.

Modular construction (also known as prefabricated construction) is a process in which buildings are constructed in sections, in a controlled factory environment. As modules are being constructed, site work commences to make the foundation, install utilities and initial site grading. Modules are then transported to the work site and installed. Then the interior and exterior finishes are applied and utilities are installed. The final step is the site grading, together with concrete works and landscaping. This result in a relatively shorter construction timeline and a reduction in project cost when compared to traditional building methods.

Modular housing construction process creates minimal waste and encourages the reuse of major components or even the entire buildings. As a result, this process is greener than the traditional building methods.

Advantages of modular housing are: increased energy efficiency, reduced operational costs, limited site disruption, minimal environmental impact, decreased product waste, improved occupant performance, comfortable atmosphere, and healthier environment, etc.

About 50 participants attended the lecture from NBRO and from government and private institutions such as; Urban Development Authority, National Physical Planning Department, Institute of Quantity Surveyors of Sri Lanka, National Housing Development Authority, Construction Industry Development Authority, International Construction Consortium (Pvt) Ltd, Tudawe Brothers (Pvt) Ltd, Business Promoters & Partners Engineering (Pvt) Ltd, Chamber of Construction Industry, and UltraTech Cement Lanka (Pvt.) Ltd.
